FAQ's

What do I need to pay upfront?

To secure the room:

  • A Holding Deposit = this is the equivalent to one weeks' rent and is deducted from 1st months rent. To calculate the amount your holding deposit will be, use this calculation: Rent amount x 12 months ÷ 52 weeks.

To be paid once application is completed;

  • Security Deposit = equivalent to 1 months' rent with a guarantor, or 5 weeks without a guarantor (this is refundable at the end of the tenancy, if terms and conditions are adhered to); or
  • Reposit = (UK citizens only) equivalent to 1 weeks rent (non refundable); and
  • 4 Weeks Rent upfront = minus the holding deposit fee. 

So, just 3 simple payments are required: Holding Deposit, Security Deposit or Reposit and one months' rent upfront to cover the first month of your contract.

What is the minimum length of a tenancy?

Our minimum tenancy is 6 months. You then have the option to go onto a Periodic Tenancy, which rolls on from month to month, or vacate (which we know you won't want to do, of course!)

How do I book an i-occupy room?

Following your viewing of our available rooms, we will send you an email outlining the upfront payment that is needed to stop viewings on the particular room you would like to book. This upfront payment is called a Holding Deposit (equivalent to one weeks rent, which is then deducted off your first months rent).

You will then need to complete the applicaiton form and submit all documents within 14 days from payment of the holding deposit.

What paperwork will I need to submit when booking an i-occupy room?

The paperwork we need to process your application inucludes:

  • Your photo ID (passport or driving licence)
  • Your proof of address (utility bill)
  • Three months' full breakdown of your bank statements
  • Three months' of your payslips, or a work reference confirming details of your position within the company and your salary
  • If you have a Guarantor, we will need all of the above from them too

What happens with my deposit?

We register your deposit with the DPS (Deposit Protection Scheme), within 30 days of you making the payment. Every landlord in England and Wales must put your deposit in a Government approved tenancy deposit protection scheme, if you have an assured shorthold tenancy (AST) that started after 6 April 2007.

You will recieve an email from the DPS once this has been completed, to confirm the registration and provide important information, which you will need at the end of your tenancy. So make sure you save that email somewhere safe!  We love it when our tenants receive all of their deposit back and will provide an explanation on how to get all of your deposit back if the room is kept as it was moved into. 

What is the Reposit scheme?

This is an option for UK Citizens only OR if you have a guarantor who is a UK Citizen. 

A Reposit is an alternative to the traditional tenancy deposit. The tenant pays a non-refundable service charge, equal to one week's rent. The tenant is still liable for any damages which will be claimed back by an independant specialist.  

Do I have to clean my room when I move in?

No, we make sure its professionally cleaned before you move in! Plus, the communal areas are cleaned every fortnight by our cleaner, or weekly if there are shared bathrooms in the house.

Is council tax included in the rent?

All bills are included in the majority of our rooms, which includes council tax, electrictiy, gas, high speed Virgin Media Wi-Fi, communal cleaning, TV license and water.

Are white goods provided in the house?

A washing machine and tumble dryer are provided in every house. If anything goes wrong with them, you just call us and we will arrange for an engineer to visit the house and either repair or replace the machine.

How can I be added to the i-occupy mailing list?

Do you do weekend viewings?

We carry out viewings on Saturdays and Sundays, by appointment only. So if you would like a weekend viewing, just give us a call and we can arrange this for you!
