£10,000 is the minimum amount with a minimum term of 12 months. We offer very attractive return rates if the amount and term are increased.
The investments are secured by a signed Loan Agreement and depending on the amount with Personal Guarantees. We also offer additional security against other properties within our portfolio known as first and second charges.
With larger commercial developments the investor could become a shareholder and will own a % of the asset value.
We also recommend any potential investors to speak to our current investors to get a clear picture of their experience with us and independent legal advice is always welcomed.
In writing with the required timescale as per the loan agreement which is currently 3 months notice or once the property is sold.
Investments are used to purchase and or develop property.
The property could be;
HMO's - we buy properties that we develop into our exceptional HMO model. When complete, we take a mortgage from a bank which allows us to repay the investment and move on to the next one. We hold and maintain the property with our lettings team managing our tenants with a high occupancy rate. The set interest payments are typically paid monthly.
Flips - buy properties for cash that require a small amount of work, are un-mortgageable or even illegal. We will do whatever is required to turn it around and sell it through auction or on the open market with the profit split 50/50.
Commercial - we buy property that can be developed from commercial to residential. These are typically larger developments that can take longer than 12 months and would be of interest to experienced investors. Interest payments in these cases are paid on the completion of sale/loan post development.
